Working out each flat's service charge is the most common job a block director or treasurer does — and the one most likely to start an argument. This free calculator takes your total annual budget and splits it across the flats, either equally or by the percentages set out in each lease.

How service charge apportionment works

Your lease decides how the total service charge is divided. Some blocks use equal shares (every flat pays 1/n of the budget). Most use a fixed schedule — by floor area, by number of bedrooms, or a set percentage written into each lease. Always apportion by what the lease says, not by what feels fair.

Frequently asked questions

How is service charge calculated in a UK block?+

The total annual budget for running the building is divided between leaseholders according to the apportionment set out in each lease — often equal shares, by floor area, or a fixed percentage. This calculator lets you split a budget either equally or by custom lease shares.

Should I split the service charge equally?+

Only if your leases say so. Many leases apportion by floor area or a fixed schedule. Equal shares is a useful starting estimate, but always issue demands based on the percentages in your leases.

Does the calculator include the reserve fund?+
