Ground rent is separate from service charge — a fixed annual payment to the freeholder under your lease. This calculator totals ground rent across the block and helps you model what happens after a review period if your lease allows an uplift.

Ground rent vs service charge

Service charge covers running the building (insurance, cleaning, repairs). Ground rent is a contractual payment to the freeholder. Since the Leasehold and Freehold Reform Act 2024, new ground rents on new leases are generally peppercorn (zero), but existing leases may still have significant ground rent.
